Two villas of the same size in the Palmeraie can differ by a factor of two in price. A buyer who does not understand why will either overpay or walk away from good deals. Here is how we estimate a villa, and what you can do yourself.
1. The land
Plot size, shape and exact position matter more than in the city. A square plot with a clear frontage is worth more than a long, thin one. Check the title and that the boundaries match what you see. See our guide to titled land.
2. The build
Quality of structure, materials, windows, insulation and the finish of floors and kitchens. A villa built ten years ago with good materials can be worth more than a new one built quickly. Ask who built it and whether plans and permits exist.
3. Water and services
A reliable well or connection, a clean electricity supply and a working drainage system are not details in the Palmeraie. Poor water supply reduces the value of a large garden immediately.
4. Pool, garden and outbuildings
A well-designed pool and mature garden add value; a neglected one costs money to bring back. Staff accommodation, guest annexes and a garage count if they are legal and usable.
5. The street and the neighbourhood
Road quality, distance to the centre, security and noise from events. Two plots a few hundred metres apart can have a very different feel.
6. The market now
Recent comparable sales, the number of similar villas for sale and the time they take to sell. This is the part where an agency with real files helps most, because published asking prices are not what people pay.
If you are selling
Pitch the price just under what buyers think is realistic, with a complete file: title, plans, invoices and the utilities. A complete file reduces negotiation and speeds up the sale. Also see the tax side in capital gains tax.

Frequently asked questions
Is a bigger plot always worth more?
Not in proportion. Beyond a certain size, buyers value the quality of the garden and the build more than extra land they would have to maintain.
Does a pool raise the price of a villa?
Usually, if it is well built and in good condition. A failing pool lowers the price more than a missing one.
Should I get a formal valuation?
For a sale, a purchase with a loan or an inheritance, yes. A bank's expert or an independent valuer gives a figure you can show.
Ask for three comparable villas, not one. See also how to read price per square metre. Browse the villas for sale and ask us for a valuation or a comparison.
